Reporting & Bookkeeping:

IMG will provide detail monthly reporting for all area of responsibility. This includes rent rolls, notices, banking, P&L, budgets and other pertinent information. Also included are service contracting for items such as landscape maintenance, snow removal, HVAC, roofs, parking lots, tenant application process and lease preparation. Additionally, IMG will interface with the owners appointed legal and accounting counsel. 

Banking:

IMG will have direct access and authority to conduct operations from designated accounts related to properties. Ownership will designate a bank of their choosing that provides online services and check scanning capability (We use Chase). Ownership will assist in designating IMG principals as authorized signers. These accounts will be set-up in accordance to owner wishes.

 Insurance:

Insurance requirement enforcement will be strictly adhered to per lease agreements. Any failure of tenant responsibility will be reported directly to the owner for actionable steps.

 Advertising and Marketing:

IMG works with several brokers in the market and will assist in all marketing efforts. We will also make suggestions to make each property more attractive. Additionally, we will do separate evaluations on rent rates to make sure the advertised rents are appropriate and assist in lease negotiations.

 Facility Management:

IMG will provide a facility manager to each property 24/7. Facility Managers role on a scheduled basis will be to visit each property to make sure tenants are complying with the lease, collect rents, handle minor issues, and/or schedule repairs.  Quarterly Facility Manager reports will be provided to the Owner. The goal will be to build relationships and trust so that we provide success for the tenants through the building they occupy.

 Tenant Build Outs and Repairs:

Any contracting and bill payment of a Tenant Build Out is included in the Fee for Services (3%).  However, the supervision and cost associated will be considered an additional cost and billed to owner accordingly.

 Accounting CPA (1099):

IMG is not a CPA or Accountant. With this said, IMG will provide reporting to a CPA designated by the owner with accurate work papers for tax preparation or any other requests.

Partnerships:

Since IMG owns and operates properties, we are always looking for new opportunities. We would welcome the opportunity to partner with appropriate investments. Additionally, we develop industrial parks, build multi-family communities and manufactured housing communities. We have a broad range of real-estate that we would consider investing in.

 Other:

IMG will continually attempt to find cost-effective solutions, by reviewing items such as insurance, service contracts, and maintenance cost, to maximize revenue. We will also make suggestions for other items that make sense to enhance your properties.
